Case Study: Bahia 101 Office Tile & Grout Restoration in Scottsdale, AZ

The Bahia 101 office in Scottsdale has about 2,500 square feet of matte, slip-resistant porcelain tile. That texture is great for traction and terrible for soil: caked dirt packed into the tile face and grout lines until routine mopping stopped making a difference. We deep cleaned the surface with heat and extraction, restored the grout with a pigmented color seal, and finished with a protective top seal so the floor stays easier to maintain. The building noticed the difference in appearance and in odor.

The Condition We Found

The tile was chosen for slip resistance, which means a matte, textured surface. That texture grips shoes safely and grips soil just as hard, so caked dirt became embedded in the tile face instead of sitting on top where a mop could reach it.

The grout absorbed the same traffic soil on top of everything else, and by the time we were called in the floor read several shades darker than the day it was installed.

Odor had become part of the problem. Porous grout and a textured tile face hold the soils and moisture that feed it, so cleaning had to pull that material out, not spread it around.

The Restoration Process, Step by Step

  1. 1.Dry soil removal and pre-treatment

Loose debris was removed first, then an alkaline pre-treatment dwelled into the textured tile face and every grout joint to break the bond of the caked soil.

  2. 2.Heat and pressure extraction

Truck-mounted hot water and controlled pressure flushed the embedded soil out of the texture and the joints, with extraction capturing it in the same pass instead of pushing it deeper.

  3. 3.Grout color seal

A pigmented, colorized sealant was applied joint by joint, bringing every grout line back to one uniform color and capping the porous cement against future staining.

  4. 4.Protective top seal

A clear top seal went over the sealed floor so the surface is easier to maintain: soil and spills sit on a protective layer that routine cleaning can actually remove.

The Result

  • About 2,500 square feet of commercial floor restored in a single weekend visit so the office opened on Monday with the work done.
  • The caked soil was out of both the textured tile face and the grout lines, and the color seal brought every joint back to one uniform tone.
  • The top seal leaves the surface noticeably easier to maintain, which is what keeps a floor like this from sliding back to where it was.
  • The building reported a real improvement in odor along with the look, because the material that was feeding it was removed and the joints were capped.
  • The grout color seal is covered by the Lazona 15-Year Warranty, in writing.

Slip-resistant matte tile is a maintenance trade-off: the same texture that makes it safe makes it a soil magnet. Heat, pressure and extraction remove what a mop cannot, and a color seal plus a top seal keeps it from coming back on a recurring line item.

Scottsdale Homeowner Questions

Why is textured commercial tile so hard to keep clean?

The matte finish that gives slip resistance is a microscopic landscape. Soil packs into those low points instead of resting on the surface, so a mop just moves the top layer around. Heat and pressurized extraction are what pull the embedded material out.

What is the difference between the color seal and the top seal on this project?

The color seal is a pigmented coating that bonds to the grout, restores one uniform color and caps the joint, backed by our 15-Year Warranty. The top seal is a clear protective layer over the sealed floor that makes day-to-day maintenance easier because soil sits on top of it instead of soaking in.

Can this kind of work be done without shutting the office down?

Yes. This project was completed over a weekend, and most of our commercial work in Scottsdale and the East Valley is scheduled after hours or overnight so the space is ready for the next business day.

How often should an office floor like this be maintained?

Once the grout is color sealed and a top seal is in place, routine maintenance intervals stretch out because the surface no longer absorbs soil. Many facilities run periodic professional cleaning on high-traffic zones only.
