Chandler Hollow Tile Repair & Pueblo Grout Restoration

This Chandler homeowner's floor had hollow, poorly bonded tiles and was at risk of tenting, where tiles lift or buckle away from the floor. Our on-site assessment identified poor adhesion associated with inadequate subfloor preparation during installation. With a limited repair budget, the homeowner chose targeted adhesive injection beneath the affected tiles rather than a full floor replacement. We also cleaned the floor, repaired and regrouted selected areas, and color sealed all the grout back to its original Pueblo color.

The Condition We Found

The main concern was not simply dirty grout. Poor adhesion left areas of tile hollow and raised the concern that the floor could tent. Lazona's on-site assessment attributed the bonding problem to inadequate preparation of the subfloor before installation.

The homeowner had a limited repair budget. The scope therefore focused on the affected areas and preserving usable existing tile, rather than presenting complete demolition as the only option.

The grout also needed attention. Selected areas required repair and regrouting, while the overall floor needed cleaning and a consistent return to its original Pueblo grout color.

The Restoration Process, Step by Step

  1. 1.Identify affected tiles and agree on a targeted scope

The repair areas were identified and marked. The homeowner's budget and the condition of the existing floor guided the localized repair approach.

  2. 2.Inject repair adhesive beneath the affected tiles

Repair adhesive was introduced into accessible voids beneath the tile to address the localized loss of adhesion. This is an under-tile bond repair, not a coating applied to the tile face.

  3. 3.Weight the repair areas during curing

Buckets served as counterweights to hold the affected tiles in position during curing. The project photos show the marked repair areas and weighted buckets; they are documentation of this job, not DIY instructions.

  4. 4.Clean, repair and regrout selected joints

The floor was cleaned and selected grout areas were repaired or regrouted. Joint repairs addressed damaged grout before the finishing treatment.

  5. 5.Color seal all grout back to Pueblo

All grout lines were color sealed to return the floor to its original Pueblo grout color. The color sealer protects the grout and restores its appearance; it does not repair an underlying tile bond.

The Result

  • The agreed targeted adhesive repair was completed, preserving the existing floor rather than carrying out full replacement.
  • Cleaning and localized grout repairs were completed alongside the tile repair.
  • All grout was color sealed back to the original Pueblo color for a more consistent finished appearance.
  • Grout color sealing comes with a 15-year warranty for homeowners. It covers the color sealer, not the tile, the installation underneath or other surfaces. Commercial work is not covered by the 15-year warranty.
  • No long-term bond testing or follow-up measurements are presented here. The photos document the repair process and finished appearance.

Clean, repair, protect means addressing the underlying problem before improving the finish. On this Chandler floor, targeted tile repair and localized regrouting came alongside cleaning, with Pueblo color sealing completing the grout restoration. Adhesive injection is an assessed repair option, not a guarantee that every hollow or tented floor can be saved.

Chandler Homeowner Questions

Does a hollow tile always mean my floor is about to tent?

No. A hollow sound alone does not establish the cause or prove that tenting is imminent. Movement, lifting, cracking and the installation conditions need assessment. In this Chandler project, Lazona identified poor adhesion and a risk of tenting during the on-site assessment.

Can hollow tile be repaired without replacing the whole floor?

Sometimes. This homeowner chose targeted adhesive injection beneath affected tiles. Suitability depends on the tile condition, accessible voids and the reason the bond failed. Widespread failure, active movement or already lifted tiles may require removal and correction of the underlying installation.

Why were buckets placed on the tile?

On this job, buckets were used as counterweights to hold repair areas in position while the injected adhesive cured. Weight and cure requirements depend on the product and site conditions, so the photos should not be treated as a universal repair recipe.

Will grout color sealing stop a floor from buckling?

No. Color sealing restores grout color and adds protection to sound grout. It cannot restore tile adhesion or correct movement, subfloor preparation or installation defects. The bond issue must be assessed separately.

Can you keep my original Pueblo grout color?

Yes. On this Chandler project, all grout lines were color sealed back to the original Pueblo color after cleaning and localized joint repairs. The desired color should be confirmed for each property before work proceeds.

What does grout color sealing coverage include?

No. Grout color sealing comes with a 15-year warranty for homeowners. It covers the color sealer, not the tile, the installation underneath or other surfaces. Commercial work is not covered by the 15-year warranty. Tile-repair scope and any applicable terms must be discussed separately.
