What Moves Your Quote Up or Down
Square footage and linear footage
Cleaning is priced by the square foot of floor. Color sealing is priced by the linear foot of grout, which is why two homes of the same size can quote differently. A 12x24 large-format tile has far less grout per square foot than a 6x6 or a mosaic.
Grout condition
Sound joints clean and seal at standard rate. Powdery, eroded, cracked or missing grout needs repair first. We will never seal over a failing joint, because the seal is only as stable as the grout under it.
Surface material
Porcelain and ceramic take acid-based descalers and higher pressure. Marble, travertine, limestone and saltillo do not. Stone requires slower, stone-safe chemistry and mechanical honing, and that labor shows up in the price.
Type of damage
Surface soil is the cheapest problem to solve. Mineral scale, acid etching, topical sealer failure, epoxy haze from the original install and pet urine salts each take a different process and a different amount of time.
Access and prep
Furniture, appliances, tight showers, second floors and occupied commercial space all add prep time. We quote it up front rather than discovering it on the invoice.

Why the Cheapest Quote Is Almost Never the Cheapest Floor
Think about a stain on a white shirt. You wash it, and the shirt is clean. It is also still stained. Grout works the same way.
