    Grout

Why is my grout still dirty after mopping?

Mopping cleans tile, not grout. A flat mop head glides over the recessed grout line and pushes soiled water into the pores. In Arizona, dissolved calcium from hard water locks that soil in place, so the stain is embedded rather than sitting on the surface. Only hot-water extraction reaches it.

Can permanently stained grout be cleaned, or does it need color sealing?

If grout is stained rather than soiled, cleaning will not restore uniformity. It is the same as a laundered shirt that still shows the stain: clean, but discolored. Grout color sealing coats every line in one uniform pigment that blocks future staining, which is why Lazona backs it with a 15-Year Warranty.

How often do I need to seal my grout?

Penetrating sealers need reapplication every 12 to 24 months in Arizona because heat and hard water break them down. Grout color sealing is different: it is a bonded pigmented coating, not an impregnator, and it carries our 15-Year Warranty. That is the Never Seal Again difference.

    Is grout color sealing permanent?

It is the closest thing to permanent that exists for grout. The pigment chemically bonds to the cementitious grout and forms a sealed, non-porous surface that resists staining, mopping chemicals and hard water. Lazona warranties that finish for 15 years under the Maintenance Plan.

    Pricing

How much does tile and grout cleaning cost in Arizona?

Lazona Tile Care starts tile and grout cleaning at $1.00 per square foot for professional hot-water extraction. Heavier soil, textured porcelain or travertine surfaces move the range to roughly $1.50 per square foot. Minimum service charge is $750.

How much does grout color sealing cost per square foot?

Grout color sealing starts at $2.50 per square foot in Chandler, Gilbert, Mesa and the surrounding East Valley, applied after a full cleaning. Pricing depends on grout width, tile format and how much repair the lines need first. Every job includes minor grout repairs, appliance protection, pulling appliances, baseboard cleaning and the transferable 15-Year Warranty. Extended repairs, hollow tile injection and perimeter home caulking are billed as a separate line item.

How much cheaper is restoration than retiling?

Restoration runs roughly 70 to 80 percent less than tearing out and retiling. A typical Arizona home retile lands between $21,000 and $36,600, while a full professional restoration of the same square footage lands between $2,400 and $4,600 with no demolition and no displacement.

What is Lazona's minimum service charge?

Minimum service is $750 for restoration and cleaning work, and repairs start at $500 regardless of size, because mobilization, containment and materials cost the same on a small job. You can model your own range in seconds with our published calculator.

    Natural Stone

Can etched marble be repaired without replacing it?

Yes. Etching is physical damage to the stone surface, not a stain, so it is removed mechanically. We grind and hone with a progressive diamond grit sequence, then repolish to the original reflectivity. Replacement is almost never necessary on marble, travertine or limestone.

    See stone polishing & honing

Does travertine really need to be sealed in Arizona?

Yes. Travertine is a calcite stone with open voids, and Arizona hard water plus UV exposure accelerates mineral deposits and spalling. An impregnating sealer buys reaction time against spills and scale, but it must be reapplied. Honing plus sealing is the durable answer.

    Showers

Why does my shower have a white film that will not come off?

That film is calcium and magnesium scale left behind as Arizona hard water evaporates. Household cleaners cannot dissolve it, and acidic products etch the stone or erode the grout instead. Professional descaling removes the mineral layer, then color sealing and caulking lock the surface.

What does a full shower restoration include?

Descaling, mold remediation, grout repair or regrouting, removal and replacement of all caulk joints, grout color sealing, and stone honing or polishing where the shower is natural stone. Showers start at $1,500 and are typically completed in one to two days.

    Tile Repair

Why does my tile sound hollow when I walk on it?

A hollow tap means a void where mortar never bonded the tile to the slab, usually from spot bonding or incorrect troweling. It is a documented bond failure, not a cosmetic quirk, and it is where cracked tile and crumbling grout start. Voids get mapped by sounding before repair.

    Read the hollow tile guide

Can a single cracked tile be replaced without redoing the floor?

Usually yes. We remove the failed tile without disturbing its neighbors, correct the substrate, reset with full mortar coverage and blend the grout color so the repair disappears. Repairs start at $500. Matching material is the constraint, so keep any attic stock you have.

    Warranty & Service

Do you charge a trip charge outside Chandler?

There is no trip charge in Chandler, Mesa, Gilbert or Tempe. A $75 trip charge applies to nearby outlying cities, and $150 applies to Scottsdale, Paradise Valley, Glendale, Peoria and similar distances. It is disclosed before you book, never after.

Is the 15-Year Warranty transferable if I sell my home?

Yes. The Lazona 15-Year Warranty on grout color sealing transfers to the next homeowner when you enroll in the Maintenance Plan, which makes restored floors a documented asset on the listing sheet rather than a maintenance question.

    Read the warranty terms

How long does a restoration project take?

Most residential tile and grout cleaning plus color sealing projects finish in one day. Stone honing and polishing on larger floors runs one to three days. Showers are typically one to two days. Floors are walkable the same day, with light care for the first 24 hours.
