Quick Answer

## How much does tile and stone repair cost in Arizona?

Tile and stone repair in Arizona starts at a $500 minimum regardless of size. That covers replacing cracked or hollow tiles, rebuilding eroded grout joints, waterproofing baseboards and toe kicks, and filling chips in travertine or marble, so the floor is re-solidified before any cleaning or color sealing is done.

## Real Tile & Grout Repair Projects

Cracked perimeter joints, hollow tile, and grout eroded down to the substrate are structural problems, not cleaning problems. We repair first, then restore, then cap the joint with a permanent color seal backed by our 15-Year Warranty.

![Ceramic tile floor in a Chandler AZ home with a cracked, eroded perimeter grout joint pulling away from the baseboard, showing soil packed into the open joint before tile and grout repair](/__l5e/assets-v1/1ebc2efb-bdd2-48d3-a139-621c9e5d2820/cracked-grout-baseboard-gap-tile-repair-chandler.jpg)

Failed Perimeter Joint - Chandler, AZ The joint along the baseboard had cracked open and packed with soil. We cut the failed grout out, rebuilt the joint, and color sealed it so it never absorbs dirt again.

Baseboard Gap Caulking - Chandler, AZ Before any cleaning we caulk the open gap under the baseboard. MDF trim wicks mop and rinse water, then swells and delaminates. Sealing the gap first protects the trim and stops soil from packing behind it.

![Before and after of a travertine hallway landing in Gilbert AZ with debonded tiles lifted off the bare substrate, then re-set, grouted and polished to a reflective finish](/__l5e/assets-v1/abd54fce-7826-4c4b-b325-e9583d6e031b/travertine-landing-debonding-repair.jpg)

Travertine Landing Debonding Repair - Gilbert, AZ The landing tiles had lost their bond and were rocking underfoot. We lifted them, cleaned and prepped the substrate, re-set each piece in fresh thinset, then regrouted and polished the field back to a mirror finish.

![Before and after of a travertine-look tile room in Mesa AZ where a cluster of hollow tiles was weighted with buckets during adhesive injection, then finished as a solid uniform floor](/__l5e/assets-v1/60fc5f37-f496-4b0e-a263-df6c21a6363d/hollow-tile-cluster-injection-repair.jpg)

Hollow Tile Cluster Injection - Mesa, AZ A whole cluster of tiles sounded hollow. We drilled discreet ports, injected structural adhesive under the field, and weighted every tile while it cured. No demolition, no new tile, and the hollow sound is gone.

![Before and after close up of a wood cabinet toe kick in Chandler AZ with an open dirt-filled gap at the tile, repaired and sealed to a clean tight line](/__l5e/assets-v1/283ddb15-190c-44fd-9b66-2cd8a50a17e7/toe-kick-repair-caulk-seal.jpg)

Cabinet Toe Kick Repair - Chandler, AZ The toe kick had separated from the floor, trapping dirt and soaking up mop water. We stabilized the movement and sealed the joint with a flexible bead, so it looks finished and no longer swells or holds soil.

Sink Re-Silicone - Gilbert, AZ Failed, peeling caulk at the sink rim lets water travel into the cabinet and under the stone. We cut out the old bead, cleaned and dried the joint, and tooled a fresh mildew resistant silicone line.

![Before and after of a porcelain shower corner in Mesa AZ with crumbling grout in the vertical change of plane joint replaced by a clean color matched silicone bead](/__l5e/assets-v1/fd1f6056-d279-48ef-8a8e-5cb4e671d81d/shower-change-of-plane-re-silicone.jpg)

Shower Change of Plane Re-Silicone - Mesa, AZ Cement grout does not belong in a shower corner. Every change of plane moves with the building, so we rake the failed grout out and rebuild the corner with 100 percent color matched silicone.

![Before and after of a marble look counter and backsplash corner in Paradise Valley AZ with old caulk debris removed and a tight new silicone joint installed at the wall](/__l5e/assets-v1/8913638b-8120-4526-bd17-2d929858d98d/counter-backsplash-re-silicone-marble.jpg)

Counter and Backsplash Re-Silicone - Paradise Valley, AZ Old caulk crumbs and gaps at the counter to backsplash joint collect crumbs and water. We stripped the joint back to clean stone and laid a tight, low profile silicone bead that disappears into the veining.

Travertine Epoxy Crack Treatment - Chandler, AZ A crack running across multiple tiles was cleaned out, filled with color matched knife grade epoxy, then ground flat with diamonds and polished so the repair blends into the stone instead of announcing itself.

![Before and after close up of a Rain Forest marble floor in Gilbert AZ with a large chipped out section at a grout intersection filled with color matched epoxy and refinished](/__l5e/assets-v1/515bf8d4-b83b-4afb-94ff-3ec920e97d0b/marble-floor-epoxy-chip-repair.jpg)

Marble Floor Epoxy Repair - Gilbert, AZ A chunk had broken out of the marble at a grout intersection. We rebuilt the missing stone with tinted epoxy, shaped the profile, and honed it back so the veining reads continuous across the joint.

## Our Repair Services

Comprehensive repair solutions for every type of tile, stone, and flooring damage.

### Hollow & Debonded Tile Repair

Tiles that sound hollow when tapped have lost their bond to the substrate. Left unaddressed, hollow tiles crack under pressure and can cause adjacent tiles to debond through movement transfer.

Adhesive injection for tiles with substrate access Full tile removal and re-installation when injection isn't viable Substrate repair and leveling before re-bonding

### Stone Hole & Crack Repair

Natural stone develops holes, pits, and cracks over time. We use color-matched epoxy fillers and professional grinding techniques to create seamless, invisible repairs.

Color-matched epoxy filling for holes and pits Crack stabilization and filling Diamond grinding to blend repairs with surrounding stone

### Tile Chip & Crack Repair

Chipped and cracked tiles detract from your floor's appearance and can become safety hazards. We repair or replace damaged tiles to restore a uniform, safe surface.

Chip filling with color-matched compounds Individual tile replacement with matching materials Grout color matching for seamless integration

### Concrete Crack Repair

Cracks in concrete substrates can telegraph through tile installations and cause surface damage. We stabilize and fill concrete cracks before they compromise your flooring.

Crack routing and filling with flexible compounds Structural crack stabilization Surface preparation for tile or coating installation

### Baseboard Re-Caulking

The junction between baseboards and flooring is critical for waterproofing, pest prevention, and energy efficiency. We remove old, failed caulk and apply professional-grade sealants.

Complete removal of old, cracked caulk Surface preparation and cleaning Application of color-matched, flexible caulk

## Understanding Hollow Tiles

Hollow tiles are more than a minor annoyance. Left unaddressed, they lead to cracking, further debonding, and costly replacements.

### Why Tiles Become Hollow

Tiles lose their bond to the substrate for several reasons: improper installation with insufficient thinset coverage, substrate movement from settling or thermal expansion, water infiltration that degrades the adhesive, or simply age and heavy traffic. When thinset fails, an air pocket forms beneath the tile, creating the distinctive hollow sound when tapped.

### The Domino Effect of Hollow Tiles

A single hollow tile isn't just a localized problem. When you walk on a debonded tile, it flexes and moves. This movement transfers stress to adjacent tiles, gradually breaking their bond as well. Over time, one hollow tile can cause entire sections of flooring to debond. Additionally, the flexing motion causes fatigue cracking, especially at tile corners and high-stress points.

### Preventing Future Damage

Addressing hollow tiles promptly prevents the cascade of damage that follows. Re-bonding tiles before they crack saves the cost of replacement. Stabilizing the installation prevents adjacent tiles from debonding. Early intervention is always more cost-effective than waiting until tiles crack or large sections fail.

### Repair Methods: Injection vs. Replacement

#### Adhesive Injection

The preferred method when tiles are intact and substrate access is available. We drill small holes through grout lines, inject specialized adhesive beneath the tile, and apply pressure to re-establish the bond. The injection holes are then filled with color-matched grout.

Best For:

Intact tiles with hollow areas, accessible substrates, situations where matching replacement tiles aren't available

Limitations:

Requires the tile to be structurally sound. Not suitable for cracked tiles or when the substrate itself has failed.

#### Tile Removal & Replacement

When injection isn't viable, we carefully remove the debonded tiles, clean and prepare the substrate, and install new tiles with proper thinset coverage. This is the only option when tiles are cracked or when no matching tiles exist for injection.

Best For:

Cracked or damaged tiles, failed substrates, when matching tiles are available, complete re-installation of sections

Limitations:

Requires matching replacement tiles. May result in slight color variation if tiles have aged.

**When No Matching Tiles Exist:** Adhesive injection becomes especially valuable when replacement tiles are unavailable. We can often save irreplaceable vintage or discontinued tiles by re-bonding them rather than replacing them.

## Why Baseboard Caulking Matters

The gap between your baseboards and flooring serves as an entry point for water, pests, and air. Professional caulking protects your investment and improves comfort.

### Waterproofing Protection

MDF and composite baseboards are highly susceptible to water damage. Proper caulking creates a watertight seal that prevents moisture from mopping, spills, or humidity from wicking into the baseboard material and causing swelling, warping, or deterioration.

### Pest Prevention

The gap between baseboards and flooring provides an entry point for insects, spiders, and other pests. Professional caulking seals this gap, eliminating a common pathway for unwanted visitors to enter your living or working space.

### Energy Efficiency

Unsealed gaps around baseboards allow conditioned air to escape and unconditioned air to enter. In Arizona's extreme climate, this air infiltration increases cooling costs. Caulking these gaps improves your building envelope and reduces energy waste.

### Finished Appearance

Cracked, peeling, or missing caulk looks neglected and detracts from your space's appearance. Fresh, properly applied caulk creates clean, professional lines that enhance the overall look of your floors and trim work.

### Protecting MDF Baseboards

MDF (Medium Density Fiberboard) and composite baseboards are extremely susceptible to moisture damage. Unlike solid wood, MDF absorbs water quickly and swells irreversibly. Once water wicks into the material from mopping, spills, or even humidity, the baseboard warps, bubbles, and deteriorates. Proper caulking creates a barrier that prevents moisture from reaching the vulnerable bottom edge of MDF baseboards.

In bathrooms, kitchens, laundry rooms, and entryways, this protection is especially critical. We use flexible, waterproof caulks designed to maintain their seal even as floors and walls shift with temperature and humidity changes.

## Concrete Crack Repair

Cracks in concrete substrates are a common issue in Arizona homes and commercial buildings. Thermal expansion, settling, and soil movement all contribute to concrete cracking. When tile or stone is installed over cracked concrete, these cracks can telegraph through the flooring, causing visible damage to your finished surfaces.

Our concrete crack repair services stabilize existing cracks and prepare substrates for tile installation or refinishing. We use flexible crack fillers that accommodate ongoing movement, preventing cracks from reappearing. For floors being prepared for new tile, we ensure the substrate is sound and level before installation begins.

**Note:** Significant structural concrete issues may require consultation with a structural engineer before repairs can proceed. Our assessment will identify whether standard crack repair is appropriate or if further evaluation is needed.

## Frequently Asked Questions

### How do I know if my tiles are hollow?

Tap your tiles with a wooden dowel or your knuckle. Solid tiles produce a sharp, solid sound. Hollow tiles produce a distinctly different, hollow, drum-like sound. You may also notice tiles that flex slightly when walked on, or grout lines that are cracking or crumbling around specific tiles.

### Can all hollow tiles be fixed with injection?

No. Injection works best for tiles that are still structurally intact and where the substrate is sound. If the tile is cracked, chipped, or the substrate has failed, removal and replacement is the only option. We assess each situation during our evaluation and recommend the most appropriate method.

### What if I don't have matching replacement tiles?

This is where injection becomes especially valuable. When matching tiles aren't available, injection can save irreplaceable tiles from needing replacement. If replacement is unavoidable and no match exists, we can discuss options like salvaging tiles from hidden areas, finding close matches, or creating accent patterns.

### How long do epoxy repairs last?

Professional epoxy repairs, when properly executed and maintained, are permanent solutions. The filled areas are ground and polished to match the surrounding stone, creating a seamless repair that's virtually invisible and just as durable as the original material.

### Why is my baseboard caulk cracking and separating?

Caulk fails for several reasons: using the wrong type of caulk (paintable acrylic vs. flexible silicone), natural building movement, improper application, or simply age. We use professional-grade, flexible caulks designed to accommodate movement while maintaining a watertight seal.

### Can you match my existing caulk color?

Yes. We stock a wide range of caulk colors and can match or complement your existing tile, grout, and baseboard colors. For unusual colors, custom tinting is available.

### How often should baseboard caulking be replaced?

Quality caulk in stable conditions can last 10-20 years. However, high-moisture areas like bathrooms and kitchens, or areas with significant temperature fluctuation, may need replacement sooner. We recommend inspecting caulk annually and addressing any cracks or separation promptly.

### Do you repair concrete cracks under existing tile?

If the tile is being removed for other repairs, yes, we can address underlying concrete cracks. For in-place tile installations, we focus on stabilizing the visible effects of substrate cracking. Significant structural concrete issues may require consultation with a structural engineer.

Material Intelligence

## Every Surface In Arizona Fails Differently. We Diagnose Before We Touch It.

Anyone can rent a machine and spray a sealer. Restoration is a materials science problem: what the stone is made of, what our water and sun do to it, and which grit or chemistry brings it back without shortening its life. Here is the reference table our crews work from on every East Valley job.

Material properties, Arizona-specific failure modes and Lazona restoration protocols

Material

Hardness / porosity

How it fails here

Our protocol

Travertine

Mohs 3 to 4 (calcite)

Open vugs fill with hard water scale, then spall at the edges

Fill voids with color-matched polyester, hone at 400 grit, seal with an impregnator

Marble & limestone

Mohs 3 (calcite)

Acid etching from citrus, softener salt and shampoo pooling

100 grit only when erosion is present, then 400 to 3000 grit polish to the original finish

Granite & quartzite

Mohs 6 to 7

Sealer failure around sinks, rust bleed at anchor points, dull seams

Diamond re-polish, epoxy seam rebuild, sink remount, solvent-based impregnator

Porcelain & ceramic

Mohs 7 to 8 glaze

Grout absorbs pigment permanently while the tile itself stays perfect

Deep clean, repair, then pigmented epoxy color seal so the grout never absorbs again

Saltillo & terracotta

Soft, high porosity

Yellowed acrylic topical wax that cracks and traps dirt under the coating

Full strip of the old coating, neutralize, rebuild with breathable finish coats

Slate & flagstone

Mohs 3 to 5, cleft face

UV bleaching and delamination on pool decks and patios

Low-pressure deep clean, flake removal, color-enhancing sealer rated for exterior sun

### East Valley Water Hardness, City By City

Anything above 10 grains per gallon is classified very hard. Every city we serve sits well past that line, which is why scale returns on showers and why unsealed grout turns gray again within months.

### The Standards We Build To

- **TCNA Handbook** movement joint and substrate guidance, which is how we prove whether hollow tile is an installation defect or normal wear.
- **ANSI A108 and A118** bonding and grout specifications for every repair and re-set we perform.
- **Natural Stone Institute** finish classifications so a honed floor leaves honed and a polished floor leaves polished.
- **Our own 15-Year Warranty**, which is the only reason we refuse shortcuts other companies sell as savings.
