# What Happens If You Never Seal Your Grout? An Arizona Timeline

Grout does not require sealing to function. A floor with unsealed grout will not collapse, leak, or fall apart next year. What it will do is follow a very predictable decline, and in Arizona that decline runs faster than almost anywhere in the country because of hard water and airborne dust. We walk these floors every week across Chandler, Gilbert, Mesa and Queen Creek, and the stages are consistent enough to put on a timeline.

## Year One: Absorption Begins

New cement grout cures with an open pore structure. From the first mop bucket forward, it is drinking. Water carrying dissolved calcium and magnesium enters the pore, the water evaporates, and the minerals stay behind. You will not see much yet. What you will notice is that the grout takes slightly longer to dry after mopping each month, which is the pore filling with mineral and soil.

## Years One to Three: Visible Staining

Traffic lanes darken first, usually the path from the garage door to the kitchen. Homeowners respond by scrubbing harder and by reaching for stronger products. This is the stage where the most damage is done, because the products that finally seem to work are usually acidic, and acid dissolves the cement binder holding the grout together.

Vinegar, CLR, and most bathroom tub and tile sprays are acidic. Each application etches a little more binder out of the joint. The grout looks brighter for a day because you removed the surface layer, then it stains faster than before because you opened the pore wider.

## Years Three to Six: Erosion and Pigment Loss

Now the grout sits noticeably below the tile edge and the color has gone blotchy, light in some sections and dark in others. This is the point most people call us. Cleaning at this stage produces a genuine improvement and then disappoints, because the discoloration is no longer soil. The pigment itself is gone. No cleaner restores pigment. Only color sealing does.
